Letoon theatre has the characteristics of an early Anatolian theatre with a stage building separate from the cavea. The cavea is a little fuller than a hemisphere to encircle the stage building a little. In one section of the theatre the benches have been made by cutting the rock and part of the central walkway has also been made by carving the local rock it passes through. The theatre faces northwest. Although the stage building area has not yet been excavated, stones from the building are visible. Some claim that the stage building was never actually constructed.

In places, the radial stairways in the second level do not conform to the usual organizational pattern, following a somewhat haphazard line. They have been carved out of the rows of benches after they were put in place. In some places, the stairs come to a dead end. In the first level there are 18 rows and in the second there are 17. In the first level 16 rows are above ground. The radius of the orchestra is approximately 47 feet. There are 13 radial stairways in the first level. The width of the central walkway is seven feet and three inches. In front of the second level there are three separate sections for the elite, each measuring 24 feet in length and one of which is carved out of the local rock. When standing, the height of the stage building is estimated as around 63 feet. The theatre has a capacity of 5,700 people.
